Because the 0% interest rate was coming to an end on the first of my credit cards through Fund & Grow, I sought a second round of funding through them so as to maintain a 0% interest payment on the funds going forward...still had to make the minimum payment going forward which at that time had accumulated to about $1000 per month plus property yard maintenance and taxes.Hoping that Clayton would do some of his magic and get the house built, screen some qualified tenants and get some cash flow going to be able to satisfy the payback of the credit cards until such time that I could get the new house independently appraised and financed through a traditional mortgage which the cash flow would have easily covered according to what Clayton promises in his podcast relating to the new construction builds.

I've been offering to where they would net over asking price or at asking price, as is with a 30 day closing contingent on financing and appraisal.

Luckily I'm not seeing the craziness that was 2020 and 2021 such as offers 50K over asking, waived inspection and appraisal contingencies, etc but you still have to put your best foot forward. - Currently, most deals we are getting under contract are at least at asking and maybe 5K-10K over at most.

I like the 5% conventional over fha because you can drop pmi once you have 20% equity without refinancing and the appraisal inspection requirements on condition are less strict.

You may have the 3 day option period there if that hasn't passed yet.My second thought is, in consultation with your agent, if you are willing to give up the earnest money, offer the inspection report, your bank appraisal, and be willing to release your earnest money.
