I am not sure buying a property with a particular tenant age restriction would be a good decision or not.

From what I have heard it seems that the anti-short-term rental groups were actually started and funded by the hotel lobby to undercut the competition from local investors in the short-term market.

And not sure of the ages of her 2 children from that marriage, but maybe suggest a large portion of it should be going to a trust, LLC, some entity where you invest in property as Trustee or managing member for their future.  

next one of this age the thing to do is hire the structural engineer on top of the home inspector if your worried about it.
