One of the main issues though is this SUB 2 training to the masses its an advanced strategy for those with substantial reserves and capacity it is NOT something that begineers with little or no funds should be doing so in my mind and others who have done a lot of SUB 2 ( myself personally hundreds of them) teaching this the way its being taught and then networked on facebook this is going to lead to a lot of failed transactions and devistated sellers just will.

So the question is have you guys ever used a hard money lender before do you recommend it or just figure out how to get the cash yourself or find properties that can go for conventional if the seller even considers it I own a contracting company and a moving/junk company so our projects I know for a fact I can do at a fraction of the cost as most investors but still I’m getting out bid to no end where I can’t see the money at all I’m not sure what there seeing but that’s a whole other story Anyways would love to hear from you guys if you used hard money lenders before and what to be careful with I’m just trying to see all my options Thank you in advance

That said, it can be done and done successfully if you plan in advance, build your team (contractors, subs, back ups, lenders, credit with suppliers, escrow/title, real estate attorney, mentor, etc.) get educated on finding (marketing) for deals, rehab costs, locations, market data (like crime rates, school ratings, population growth, job growth, etc), specific market insights like what is most popular and sells for the most in your area, etc
