The title attorney involved had open communication with all parties on this and an addendum was added to the contract stating this.

100% agree with @Collin Hays - find a local manager, preferably one not too large or not too small, I would say 30-90 properties is usually a sweet spot.

First of all, I suggest you search the forums as arbitrage has been discussed ad nauseam.

For example, this can be adding square footage, adding an extra unit, or adding a pool in a STR market/luxury market.  

I plan to leave them enough that they can afford to buy a house or start a nest egg, but I am not leaving large sums to them.

I opted for added a $200 non-refundable deposit.
