@Theresa Harris If they breach the payment plan 3-6 months into it, can I still file an eviction lawsuit with them out of the property for that time? 

One of my friend happens to be a RE agent, landlord and a property manager himself and he seems to feel that as long as she pays rent on time and does not create nuisance, not to worry much and just keep do a quarterly property inspection.

When refinancing, do you normally have a tenant in place before the appraisal, or refinance while the property is still vacant?

I will be buying a property purely as an investor so I am unsure of how many of these incentives will apply without owner occupancy.

Additionally, I'd ensure the exterior of the property is always clean and orderly to reduce your chances of having issues with the neighbors.

Hospitable has worked for several years now but VRBO is constantly disconnecting and the customer service is poor.Currently have 2 properties, planning to add additional properties soon.  

Vacancy + Maintenance/Repair figures you are using will only work for Class A properties. 

G'Day Alejandro,As a few have already mentioned, take a peak at Toledo also.In my opinion lower potential for long term appreciation but solid/"boring" cashflow.I prefer my portfolio to be "boring" but cashflowing lolLow entry points (Sub $100,000), high rents (Above the 1% rule).Blue collar working class decent folks that will stay and pay.Depending on the area but no derelict homes, yards well kept, cars with wheels and all tenants are employed.Plus, all are sophisticated enough to pay rent online so property management doesn't have to collect rents with bullet proof vests and shot guns lolI'm bias toward Toledo but it's worth considering.Wishing you much success

Toss in a BRRRR strategy with a few other strategies and the potential to live mortgage free and cash flow when you move out of property is real.
