There are many good areas outside the actual city limits of Naples.Last year the market was crazy with many houses going above asking price and with multiple offers.

ONLY when I pushed further, did they actually release those dates (and I received an email with the subject: Your reservation XXX was cancelled at property YYY), and those dates showed as truly open across both calendars. 

Instead it looks like a sales pitch that is targeted to unsophisticated investors who are new to the space.If that's actually the situation here than these deals generally have multiple things I can't stomach and is an immediate red flag for me.2) AAA Storage growth: At one point I was interested in this sponsor because of the claimed full real estate cycle track record with little to no money lost.

Real estate is beautiful though because there are so many things to try and see what actually makes you happy .

Actually, you were on the right track initially.

The community actually looks pretty sharp for what it is. 

Actually you are getting the risk premium backwards.

While to some extent software can act appropriately based on averages, that'd different than actually understanding the marketplace and workflows and optimizing.  

Build up for your next investment.I'm not actually spending any of the investment money on myself for a car or vacation.
