Here is my last lease option property that I purchased and an explanation of the deal. 

I purchased a property in Chicago in 2024 and pay $400 a month for my water bill (unmetered).

However, my portfolio is mostly B2B and the businesses I work with are comfortable paying the nonrefundable fee plus the refundable security deposit. 

I'm a new investor, looking to make my first purchase in Ulster County.
