If most of the properties you're interested in wouldn't pass a VA appraisal, it might be better to do a VA cash-out refinance RIGHT NOW, while you still occupy the home (unless you're still in the military and have orders) and use the cash from the equity for a conventional downpayment.

There are many banks and credit union that have different down payment requirements.

I am trying to become a real estate investor and I am encountering a few issues I am in the military and currently overseas but i would like to invest in my home state but I have no one to look at the property where do I go from here
