To completely and unfairly overgeneralize, @Richard Glen, rescue loans are almost always dangerous and never a good idea.

Preferably i would like to be within 30-45 minutes drive from my rentals from where I live, Riverside, CA.

I was at Riverside Park in Tulsa today when I met a quite nice homeless man named Bill. 

The lot sits less than half a mile to downtown Riverside and a block away from a large park and the community hospital. 

I'm just getting started in REI and have most of my team together  and am wondering if anyone has a good recommendation on an accountant in the Richmond/Glen Allen, Virginia area? 

@Glen Fagin  if the loan was underwritten correctly and its IL.. take the deed in Lui and move on.one thing I have seen many crowdfunders do. is move into markets they I really don't think investigated how arguous the foreclosure process's are there are simply some states were you should not or cannot make loans  if your a private investor like crowdfunders are.
