Additionally, this property is close to the airport so there is a lot of potential to turn it into an airbnb hub, leading to more cashflow and of course, more management/cleaning time.Long story short, would you take a deal with these parameters:- Asking price $165,000 (pre-MLS price) - Duplex consists of: 1 bedroom main floor and basement unit & 1 bedroom upstairs unit- Total rent: $1600/month (tenants pay utilities)Addendum: I just bought my first property with 11% down (before I found BP), so any suggestions (or links to forum posts/blog posts/podcasts) on creative ways to finance this deal, please let me know.Thanks BP community.

@Chris IrvinChris, you never get in title with a lease option, you control the property.The best way to get on title is sub2 or a wrap or a land contract, now your exit strategy may be a lease w option or a lease w ROFRSee my BP blog "Make money without banks or credit."

From speaking with another (actual) investor, I learned that this group operated heavily in the Stockton and Sacramento area.Bottom line: if you come across someone who tells you that you have to pay to learn from them, I would suggest to continue looking - it is possible that you may learn something from the "education," but, in higher likelihood, you'd only end up deeper in debt, or worse, in a bad RE deal that they could not find anyone else to sell to.There are plenty of honest people still around, many are successful and some of those have blogs and podcasts that you can learn from for free (although, they still seem to have something to sell you, but it is a fair trade off.)
