Currently, I own 26 doors and run a property management company that oversees 350+ units.

The current owner rents for 650 per unit and is happy.

He's retired at 35 and all he does his run his units. 

Still, we are looking for more granular data that breaks down by unit configuration closer match to the minimums set for each military, rank) plus estimates for the costs of utilities.

Ask how many units they manage and how much experience they have.

There are other factors that determine what they will pay for your unit and the family who applies. 

For just one unit, we charge 100% of 1st month for self-managers and 50% + 10% for us to manage.

Is it wise to buy some units with high cash flow and low appreciation, and others with lower cash flow but high appreciation to diversify my portfolio?
