That is of course unless you market to motivated sellers finding off-market deals though as a beginner that might be a bit of a stretch.Personally, I started buying in Sherman, TX waaay north of the growth in SFR rentals and have been quite happy.  

I don't expect Scenario 1 to happen easily, but if we can have a couple conversations and spend a few bucks to get us close to that scenario, we'll be far better off than if we take a confrontational stance and motivate him to push us all into Scenario 2.In any case, we'll get something started tomorrow.

I currently reside in Atlanta and extremely motivated to make it in the real estate world, that being said I'm still new at this, very new and would love it if any of you guys can give me some beginner tips maybe how to start in the wholesaling side of the market?

Secondly, if you do approach these people and happen to find a motivated seller, and wholesaling is a problem, is transactional funding necessary?

Have you determined his motivation?

Hey BP,My dad has found a motivated seller in CA.  

They are so motivating and you will learn so much from them.  

But all of this aside, I will listen to a motivated seller of anything :)
