@Josh Mitchell thank you for your feedbacks and comments, I've been landlord in Aurora for 7 yrs and I'm licensed.You're correct, only cities I found met the 1% rule is South and West of Chicago and their Cap rate is 10% or obove, Aurora is a little less, around 0.8% and cap rate is about 6% but I think I can live with it.
