I talked to a modular home company in my area, and he said to build a 4 / 2.5 2200 square foot home would be 215k, and then foundation and utilities would be another 160k.

For full protection, your mortgage company will likely still require you to carry a landlord or dwelling policy.

There are companies "Build2Rent" that have inventory being built now (some CO'd already) selling complete SFH, Duplex + Builder incentives to include closing cash and 2 years PM paid!
