Something else I found with BRRRRs in my market right now is that even if my equity may be enough to cash-out everything I put into the deal, the rent I could get would not cover that high of a mortgage.

Have a business close by as well, I found my most success in investing in a close market to myself.

I was curious to hear how some of you have found investors for your properties? 

We only found out that early in the lease because of several maintenance issues shortly after the tenant moved in and we have had to go back and forth with the owner for monies to pay certain invoices.

I've already found this community and the podcasts to be extremely valuable. 

The biggest issue I found when I started off while living in San Francisco is going to be the high entry points for investment properties + the landlord laws not being that friendly. 

The real issue I found relates to my insurance/umbrella policy, as there are certain breed restrictions they won't cover. 

It took me filing an extension and going through 3 more bookkeepers before I found one who was qualified and wanted to work with me.
