In TN if they do not attend this inspection their rights to object to the condition of the property is pretty much non-existent. 

new construction is very strong right now. deliveries went up every year in central ohio. existing inventory saw a 30% or more drop in unit sales but new construction has grown every year in terms of deliveries and sales. you are selling below what most new construction homes are selling at and also existing homes are selling at.

They have to run 2 new wires (100 amp each) underground but still carry the same load as the existing one (200 amp).

Stairs can be $8 each plus replacing the existing padding will drive the end costs up.

The caveat I will add to that is if you have a good existing relationship with someone and have done deals or have other properties that can be used as equity then you possibly could get no money down
