If I hold my tax deed properties for 10 years, they clear themselves.I also use other means to clear the cloud on the title that doesn't involve court or an attorney.

the shenandoah area seems to be the new 'secret.' as a former str host, if i was to buy one again, i would..- not buy in a seasonal market, or if i do, ONLY expect to generate $$ in the peak season when i run my numbers- buy something with very low overhead (not an expensive SFH)- make sure it cashflows as a LTR (have a backup plan)- do a more creative stay (glamping, redone vintage camper, etc)

After 10 years of hosting, I don't spend much time each month on my 4 STRs, but newbies who like to watch their cameras, obsess about a lot of (often unnecessary) details, and pile on a bunch of tech (channel managers, dynamic pricing tools, etc.) all at once will spend MUCH more in time, and that's worth something for sure.

In my experience the people that book further out are less likely to notice your place until you have 30 or so good reviews, super host status, etc.
