There's a specific forum for House Hacking.You'll want to spend some time reading through there as it's a common topic.

If I were considering investing, I would read the PPM and Op Agreement to ID risks and further questions for the sponsors. 

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

Every thing you read in these forums about rehab, contractor and landlord mistakes, I've done it.
