If they can't give you some analysis in this regard, it could indicate they are not using resources to really track and understand leads and lead failures. 

First, I have not done the full blown analysis on this offering because it was an offering that did not interest me overall- but I want to add the caveat that I have not run numbers and have not formed an opinion that agrees or disagrees with the sponsor.

The main piece of advice I like to give new investors is this, don't get stuck in analysis paralysis.  

I am not factoring appreciation in my cash flow analysis, but it was a major thought when I purchased the property.

I've got a 500 self-storage under contract.My analysis is 46.5% ROI before debt service. 34% ROI after debt service.ROI is dependent largely on financing in my opinion more than the actual financials of the property.

Without the details no analysis is possible. 

Document the tour with photos and videos for detailed analysis later.

I know you and Jonathan said there wasn’t enough info in the post to get an accurate analysis.

Given the unfavorable analysis of population within 3 / 5mile radius, the numbers were too appealing.Lastly, the current owner is valuating the asset on pro-forma basis and I know for a fact with needed capex and upgrades, I will be overpaying.  

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.
