Assuming you don't wreck it or suffer other damage from a vandal etc, by leasing, you essentially guarantee yourself never having a repair issue and will always have a late model car with the latest features.

The worst for me was my continuous attempts to improve the property were met with tenants wrecking my improvements.

Those of us that have a lot of experience with real estate can look from the outside and see this train wreck coming, but a lot of the people who lost money with MI/Oceanpointe were people who didn't have that level of experience, the same way someone who knew stocks and companies might have seen that my stock holdings in Ford and GM in the late 2000's were headed for disaster.

But I think from what I have witnessed now for months and months, something this eye opening needs to be repeated if it stops this train wreck from getting worse.  

It can be nerve wrecking but just run your business within all your state laws and make sure you document everything.
