I normally would not recommend the structure your attorney recommended because the increase in fees (legal and CPA) don’t always make such a setup worthwhile.

Just trying to get a sense of if off market properties are a worthwhile venture for my first investment property if I'm set on getting something turnkey. 

This is not for everyone, but if you can make the numbers work, it is a worthwhile alternative.

If you've got a 2 bedroom apartment in a residential neighborhood, it may be more worthwhile to look into other options.

I've heard from several people that you should put it in an LLC for personal protection purposes, but also that it offers many tax advantages, but then I've also read online that an LLC has more downsides than benefits if you are a first-time investor, so it is not worthwhile.

Also, has anyone attended any worthwhile mentorships from personal experience that they recommend?
