I went through someone else last year which has all of my previous rental property information on it and nothing has changed except now I have a child.

I’m usually low balling anyway, but I like using the listing agents because almost all of them give me a lot of good intel about the sellers which I leverage when I make my offers.

Ditto to all of the above.  85% is very doable with a strong credit score, strong dscr, but yes, the rate is going to be higher because of the higher leverage.

I understand it was (allegedly) caused by a kid, but parents must take responsibility for their children's actions.

That said I would take 2 payments per month but would investigate the legal aspects like whether the lease would need to be re-written, how to structure late fees because you know they will be late and any eviction implications.
