This is just "my" experience on one event.

Do you have reserves for your personal living expenses in the event the process takes longer and/or you aren't able to recoup as much of the invested capital as expected on the refinance?

The liquidity event helped, as have recent MicroSaaS and other projects that bring in some butter and egg money. 

You will receive a report as a result of the cost segregation study that supports the breakout between asset classes and new depreciation schedule in the event that you are audited by the IRS.

Diversifying your portfolio can protect you in the event that 1 or 2 markets you invest in are losing cashflow or even worse - failing.My theory is to keep your money invested as long as you can and don't take that cash flow for profit.

My best connections and referrals here in Florida have come from in-person networking events.

In any event, get them both to sign a simple document about how the money is to be distributed if an agreement can be reached.  

We run in-person meetups in Northern New Jersey on the first WED of every month, but in July it's the second WED in Morristown.
