If this was true we would all be buying options, swaps, and other derivatives.

The current option that we are looking at is buy, live in 1-2 months of the year, convert to MTR or STR for the other months (especially since we are flexible on our end). 

We looked at a couple different options as far as % downpayment and I figured I would refinance in the near future to help the payment get down lower.

Lesson learned: Always think of a Plan B in case renting isn’t an option anymore.

Yes, but the 3rd option is I pay the remaining seller note principle in cash via my own savings/lines of credit. 

I think a mix might be a good option.

Most owners who do it want to keep the option of having the building vacant when they eventually sell the place since vacant places sell much more easily then tenant-occupied ones if it's a rent controlled building.

That seems to be extremely unique in today's environment.But if you're looking for more tenant stability, some of the options you listed might be a better fit. and don't see it talked about a ton here (that may be a good thing)
