I am in no way affiliated with them but they are who we use. 5 day notice is $35 to serveAfter the 5-8 days are up they start the eviction which includes: Getting court date and serving notice that + $139If you aren't able to make it to court they have an atty that will go for you for $50 for each time he has to go If it goes to trial the atty fee is $250But the bigger issue seems to be stabilizing the building and getting quality tenants which may be a property management issue, a location issue and/or a property condition issue.

This was my 1st experience using the BRRRR strategy.Before I rent out the ADU to a long term tenant, I am letting my manager trial out AirBnB which he says will have a higher cashflow - if this is the case, then I could use this to all my future rentals or offset the vacancy cost when a tenant moves out.
