Anyone have some good tips for wholesaling around a full time job?

The problem with taking on a second property that needs work when you already have one is when major things break in both at the same time.

It certainly will help me to know what to provide for investors when the time comes. 

Have you taken the time to search AirBNB and VRBO in those specific areas to see how many STRs are operating?

•LLC Transfer: While many investors do quit claim deeds to transfer properties into LLCs, some lenders don’t enforce the due-on-sale clause as long as you keep making payments on time.

It’s too soon tell but from what I’m seeing the hit on the Federal workforce is also impacting contractors throughout the DMV… I expect panic selling which increases inventory, however, with higher interest rates, which will likely continue upwards if tariffs & deporting our cheap labor comes to fruition, first time homebuyers are shut out.  

Currently, I have a weekly check in with my current contractor, but alot of time it is a chasing game.

My question to y'all good folks: Do you know of, or can you recommend, a company or brokerage that deals in property management in California that I could work for full-time and learn everything there is to know? 

We've not brokered anything through them in a very long time...not to say we wouldn't, but we formed closer capital partner relationships over time.
