Whether the leak and mold is the HOA's or seller's responsibility depends on a few factors and documents, most specifically the CC&R's, but the CC&R's are difficult to read and understand for most agents and non-attorneys.

Sometimes you find deal where the first R (rehab) is minimal or none and you can accelerate your growth.

We also recently worked with Rollie R Hanson on a transaction involving an estate and it was a great experience too.  

Since the BRRRR strategy is to pull funds out in order to payoff the original lender... do you find it impossible to find a lender who will refi, in order to process that 'R' and move to the next 'R'?
