If you are willing to house hack in a tertiary market, you can pick up a duplex for cheaper. 

If you needed surgery, you would not start medical school.

Seems odd to me also, unfortunately I did do a lot of vetting and interviewing but since I'm in tertiary market, there weren't too many options for other property managers.

You would certainly want protection for yourself if you are hurt and out of pocket for a number of weeks or months, but not sure what options you have outside of the standard health/medical insurance for yourself.
