At least here anyway, any surplus from a 2nd mtg auction, would go to the first mtg.

There's a store called Surplus Warehouse around here that I shop at a lot for rehab material. 

Builder's Surplus in Atlanta is a good place to look.

For years now we haven't really seen much of an uptick in wages and while we may be gaining population, there doesn't appear to be a surplus supply of middle income jobs awaiting the newcomers.

On the north side of the city where I work, I see rents increasing, prices increasing and way too many deconversions of 2-4 units to SFH creating less inventory in 2-4 units and a surplus in the SFH market 

Heidi-marie,Although you may not be able to get coverage from a standard Homeowners policy until the wiring and roof are done, there may be a Non-Standard (aka Excess or Surplus) policy that will be able to cover it until you complete the work. 

I believe house-hacking is the way to go once I find a due/tri/quad-plex that I can at lease break even with or hoping benefit from the surplus of rental income each month.

Among those w/ bachelor's degrees, the median guy in Silicon Valley makes 61% more than the median woman.  61% would certainly make the difference between getting by and having a surplus for most people I know.)
