The holes in the boards were there to hold the plaster (because they did not have spackle yet and still had to plaster), just like the wood lathe would. you can repair the cracks just like you would in drywall, i would recommend cleaning out all loose plaster, using a mesh tape and for the first coat some 45 minute easy sand, this product will dry fast and ready for you to put another coat of it or spackle on it, but you may want to solve why you got the cracks in the first place before repairing, usually something needs re supporting. the wire mesh you talk of in the corners can be cut with a sawzall or you can use a drywall hammer and chop it out at the corner ( if your aim is good ) this can be removed and easily patched then with the drywall, just make sure to wear gloves and safety glasses when doing so.

In the meantime, the situation is extremely frustrating for many LPs who, like yourself, seem to be losing a lot of money, while supporting the apparently lavish instagram lifestyles flaunted by many sponsors who brag about how their time is worth a bajillion dollars an hour and fly private to exotic locations.

Rental (mostly DSCR) is a different story as you need to have the rent support/cover the PITI + HOA costs.

Moreover, Memphis has a supportive community for veterans, which could offer additional resources and networks to support your investment journey.Since you mentioned not wanting to handle property management yourself, there are reputable property management companies in Memphis that can handle those responsibilities, allowing you to enjoy the benefits of rental income without the day-to-day management tasks.Balancing the purchase of your primary residence with your investment goals is a prudent approach.

Id be interested to see if they suggest attaching comps for supporting the price the exchange is done at... that seems like a prudent thing to do
