A week later we had some additional showers in the afternoon, and the leak continues.As I got estimates for repairs and reroofs, I noticed termite droppings inside along some baseboards, and one tenant told me about occasionally spraying of "coffee ground" looking pellets in the closet shelves, so I started to get estimates from termite control companies for fumigation, while one company looked around inside and outside for evidence of drywood termites by observing kickout holes and pellets, he noticed one interior door was totally hollowed out...Poking a hole into it, a a few live moving subterrainean worker termites fell out, inside are some mud tubes. 

After my client rec'd our inspection report Elite made 'repairs' like painting over termite eaten porch posts and squirting spray foam over rotted wood.

I cut into the drywall and sprayed four cans of expanding foam in there.

They had sprayed on the walls, so I hopefully removing the sheet rock will help with the urine smell too.

Can you find someone to spray in insulation at the point of the sound to buffer noise and perhaps cushion either a pipe or vent or framing that expands?

It's an anti-microbial that you cut with water and spray on everything.

Best option is to have a contractor who would spray.

Seen a few homes down here use spray foam on the exterior. 

My normal HVAC contractor (they also do insulation) says we can spray foam the roof line to seal in attic and then one big system, with only one zone will be fine....negligible difference between up and down temp.
