Since we have the stainless appliances, the porcelain wood grain tile floors, the granite, and so on, and brand new privacy fences and newly installed patios with pavers, we think our units are comparable to the high end apartments, but without the community facilities those come with.

I agree each property will have components of different age, but doesn't their estimate assume the best case of brand new components with a full remaining life?

If they accept the job, their name and reputation would be the Brand the local renters would recognize and probably flock too. 

I am brand new and trying to get my investing career up & running.

The catch is the townhome needs a brand new roof for which I estimated $10,000.

The sale fell through due to unreasonable buyer demands following the inspection - first time homeowner who essentially wanted a "brand new" 70 year old home.

I'd imagine since everything would be brand new and my father and I have been doing renovations on houses that it wouldn't cost me too much to turn the downstairs into a couple of 600$ a month apartments.

Homes aren't brand new, but usually not in too bad of shape.As for the realtor, I haven't had the opportunity to work with too many here.
