What software makes your like easier?

I'm sure some of you have came across the software Freedom Soft.

@Joe Burns I am quickly realizing that doing the work yourself is not always the best option.Does anyone recommend any particular estimating/planning software or spreadsheets to manage how you evaluate a house?

(many wait till vacancy to start this process...HORRIBLE)What software do you use?

Software used, roles in the showings, closing coordination, due diligence, etc. 

Does anyone have experience with Rent Monitor as a software platform for managing units and collecting rent (current users)?  

Since there is a lot more in and out involved with a rental, I am looking for an efficient way of tweaking it to meet the following goals: 1) preferably not on a separate software program.

Also, if you have a brick and mortar location, I would highly recommend TLO (Transunion) skip tracing software.

Find good software, figure out how to do dynamic pricing/yield mgmt so you can show owners how you can increase income (price for max revenue in season, occupancy in off season), hire good housekeepers and make a good corny website.

Don't get me wrong, Excel is my number 1 software, but I would rather have QB do it for me vs coding everything on excel.
