Curious if anyone knows the forum software the Bigger pockets website is now using.

I would be using my own software and doing the day to day.

Unlike some people, I believe HOA is good costodian often finances, get volume discounts, do the effort of hiring contractors and maintain common space so in that regard I consider them a value. 

In the body of the ad I give the link to my property management software where they can apply.  

I agree with @Ned and @Chris   also don't fall for buying any monthly software subscription.   

The builders offer credits to buy the rate down, or they offer a discount if paying cash, so these make sense.

When you say equity capture, are you referring to purchasing at a discount?

.: If you hire a professional PM, they will handle everything and you won't need any software.

Especially on the software stack you are using.
