Literally the hardest part of being a landlord of stabilized properties (if you have a rock start property management team) is scanning the physical checks for deposit every month.

I've painted a bunch of nasty old brown paneling and it always looks better afterwards (clean with TSP, Zinsser primer, paint).Not great pics but to give you an idea of before/after:

We don't have anything even remotely like the pics shown.

Honestly... which one would you pic?

Schedule interviews with cleaners that first week, schedule someone to come in and take pics near the end of your time there so you can have it all ready.    

Hopefully conventional buyers are scared away by the pics and listing description. 

A good strong offer and the ability to close is what it takes.[2] And with Pics some people might be more inclined to sell to black family (or some other race) (to "feel" like they are giving them a hand up--illegal too)///look at all of the volunteers for Habitat for Humanity and such--they never come out and swing a hammer for free for me.

Would you ever suggest hiring someone to scope the property and/or take pics/vids of the property before the contract is signed during situations like this?

I know it is difficult to ask without having seen the property and sharing any further details, but there were no pics of the unit for me to see.
