Essentially, the lessor is allowing a third party operational, financial and strategic control of his property with a VERY small financial comittment.

Recognizing I'd need to make a few strategic moves to get there.

It is great for strategic planning.  

Google "Sean Terry Simple Strategic Seller Script" and it should come up

and has enough depth of experience to handle your exchange appropriately from start to finish including strategic consulting and protection of your funds. 

That market is also saturated and you'll have the same problem as you have here, not to mention you literally will have to start from scratch all over again with building your strategic alliances with referral partners, vendors, lenders, etc.

QB is great for tracking book value but it doesn’t get you the whole picture or help you strategize your portfolio.It really depends on you, your goals, and your timeline.

At least to me, the goal of the asset protection is NOT to get the most robust protection I can get but to balance out the cost to establish/maintain, the likelihood of losing everything by getting sued and the hassle factor with the size of assets I'm trying to protect.    

Once you keep this RE Inv rolling, we can make things more robust.  

Plus, I would love to talk with someone that could help me strategize better financially to get to my goals quicker.
