Have your standard Home/Hazard insurance on the property and your personnal "umbrella" policy for liability.The company itself will be required to maintain their own insurance and each patient/resident under their care will sign a contract with that company, not with you as the property owner.I have a 5 br home in Oahu, HI leased out for the next 3 years to a residential assisted living facility above FMV rent.Biggest thing is making sure that the company does THEIR DUE DILIGENCE in pulling the permits and making any changes to the home in order to comply with the state regulations.

The image attached is an example calculation I did and I had to push the appreciation to 25% to be able to pull a good amount for the next down payment.With these calculations, it made me realize that I might have to find alternative ways to go from house hack one to house hack two.

When we rehabbed, we pulled up all carpets and found that the old wood floors could be sanded/polished/waxed ,so I then hired someone to sand/polish/wax the floors in all rooms and they turned out beautifully.

All you can do to pull cash out is take a cash-out-refi mortgage on the property.

Next best option would be pulling MLS photos, which are close enough because no changes have been made.
