I am now about 6 months away when I want to move out of my condo and go live in a new househack, but I found out I am now 10th in line to rent out my condo.

Insurance is the FIRST line of defense.  

In your texts it should say something along the lines of "Per clause X we are proposing to paint living room and master bedroom and no others".

You'd be surprised how often a deal can happen using this strategy but it is also important to run the numbers and make sure your COC return, etc are in line with your expectations.Probably the lowest risk is partnering because a seasoned investor will verify the deal (hence their participation) and likely take care of the initial money required.

This was not in line with the rest of our properties, as it wasn’t a rental property, but we decided to take it on anyways at it paid a high hourly income, and would likely bring in more than all of our other properties combined. 

Although they are in real estate, their service areas include investment management, technology products, and VC investments.Do some research.
