Guests and hosts exaggerate their experience to protect their precious rating.

I agree self manage and all cash will work but still need local help for cleaning and maintenance, and I don't want burn precious cash and forego tax benefits.

There are precious few that can maintain these standards. 

I find myself working 12 hour days, nights and weekends with absolutely no foreseeable reward or extra compensation for taking away precious time from my family and giving it to my employer.

The tenants who have been on section 8 for 5+ years tend to hold their vouchers more dear than say a first time section 8 renter because they know how precious the voucher is to them.  

As you are a dad with 4 kids and your time is precious, I can relate!

IMHO, it's not a good idea for a newly minted investor to do so because there are so many opportunities for the investor to be taken advantage of which makes it easier to lose precious capital.

Other than advice given about cash flow being high, good tenants diverse employment & reserves I would say consider passive investing in mobile home park syndications & to take a portion of reserves & buy precious metals!
