If you're hell bent on getting a 2-4 unit to live in that's in good shape, you should play around with a small, very specific marketing list to the assets you like in the neighborhoods you want to live in.Don't send them the dinky postcards everyone else does- reach out in a more personal way and you'll get some leads that are willing to sell to you.

The foreclosure lists that you will find at the courthouse have already been purchased and these people are inundated with postcards, yellow letters, etc.

What combination of pieces you use is of course up to you, but here is one possible scenario:- An initial touch using a post card with a simple message- A white letter of no more than 2 pages wherein you explain how you can help the recipient with your unique set of skills.- A final touch, this one could be another post card, a short yellow letter or a 1 page white letter.The idea is to provide a simple initial message, expand on that message and then reinforce the urgency of the message.

I remember on the BP Podcast there was an add for an app that you could snap a photo and see who owns the property and send them a postcard and so on...I believe there may be a few of those out there and I am curious which would be the best and easiest one to useThanks
