It's tough to filter these furnished units out on Zillow and if you don't pay that fee - your listing may not even come up when a potential resident is even using "Furnished" under keywords search option.

Get a title search, or see if the county does one and if you can get a copy; it may be considered attorney work product and non-public, but you can always ask.Also, see if you have any local investor groups and if so, if anyone has experience and can walk you through some of it.

Hey Bryan, If you are in search of a non traditional business purpose loan there are DSCR based 2nd Mortgages (Must be an investment property) Or Hard Money 2nds on Primary Residence (Funds must be used for business purpose).

Even if a property has clear title you probably cannot get title insurance on a property until you own the property a year because title companies won't trust the title searches because tax sales are so messy.You have to have clear title to get title insurance, but with a tax sale, you also generally have to own the property a year as well because that gives some time for any unknown issues to come forward.

Plus many logisticaly closing problems with buying and closing a day before the auction re getting a decent title search, the pay off to the bank to stop the auction.
