The other option that I talk about with a lot of the investor that I work with is investing in a turnkey situation.  

At 19, house hacking is the best option if you have the downpayment and closing costs set aside.

I am interested in acquiring a 10-acre lot with a house listed for $1.6M in a Houston suburb and would like to investigate financing options for building a commercial structure on the property.

Sounds like there are more than just 2 options. 

And if that doesn't work, at least you have options.

I have done deals such as wholesale deals, Rent to Own, Lease Option, Option deals, Tax Liens, Finding private money all because of some of their videos that helped me understand how to.

If this was true we would all be buying options, swaps, and other derivatives.

Then ask them what your options are to reduce payments in the future.
