The same property can be a great deal, a decent deal or a millstone around your neck with the major difference being measured by 5-6 blocks which no out of town shopper is going to pick up on in a quick trip.That being said I just closed on a legal duplex/off the books triplex that I'm working on getting the 3rd unit legitimate status.

Apparently the investor went and moved on something else and now he wants to do a fix and flip deal and wants to close on a subject by the end of the month. we'll see what happens. at least now I'm not needed to waste time or money on travel, and he's in my neck of woods where he wants to purchase the properties, but eventually the cards are going to have to be out on the table, and when they do I'm going to expose this piece of work to the world.

With an 85K second sounds like there may be plenty of room to collect the full amount outstanding, absent of fees as may have accrued.Taking a deed on a pre-foreclosure sure stuck your neck out, not to mention disposing of property that may have been related in BK, but that's another issue and thought.I'd deed the thing back to the owner, if they will accept it, you may have gotten into a tight spot.
