Everything I've seen is townhouses that were built to be sold directly to consumers and when the units couldn't sell individually, the developers cut their losses and sold to out of town 1031 buyers looking for an easy button.

That's the cheapest I can get with replacement cost and a $5,000 deductible, no loss of rent coverage, etc.On a quad, I'd expect you're paying at least $250/mo or more.Lawn and snow removal also seems quite low.

My only contribution as possible food for thought for you is to ask whether you have the ability to move to a less expensive area and house hack there?

My best advice would be to calculate how much you would need to spend on food and determine how that number relates to the amount of rent you are paying.

That being said, it is almost universally believed that to arrive at a cash flow number one “modifies” the profit and loss statement by adding back not cash expenses such as depreciation.BUT, here’s my issue.  

If you had to live off the grid (or just at a slower pace) the OR Coast would be a challenging environment but one that also offers plentiful water, food and refuge. - Warming weather.
