Of the 4 REI profits, I still think there's a little light with principal reduction and appreciation, not sure on tax benefits. 

BTW, I did eventually see the light with leverage but not as fast as I should have.

Me personally with no knowledge of working with a partner would tread lightly if not run away from this one.

Metal roofs are very light compared to shingles so if there's only one layer, weight isn't an issue.
