During Buyer's title search, it was identified that there is no Certificate of Occupancy (CofO) for the home confirming it is a legal 2 family. 

It makes ADUs under 900 sq. ft. in SF zones legal BY RIGHT, statewide, starting in February.

Really puts into perspective my strategy given my current situation.I will continue to accumulate capitol and work on my skills/knowledge for when i will embark on my rental real estate journey whether it be here (if i stay longer than anticipated) or when I come back to the US once my contract is completed. 

I sold a property last year that required the owner to get a certificate of nonconformity to be a legal two family.

If anyone does have a property in the area, I’d like to connect, I have a seller financing deal currently under contract which I will have to terminate cause I didn’t do the due diligence on the actual section 8 FMR. 5k burned.

The next question is whether the property has the zoning to legally operate as a 2 or 3 unit building. 

Taking legal action against another party necessarily involves questions of law and can result detrimental legal impacts on him if he files a lawsuit without proper grounds to do so, or where the opposing party may have counter-claims against him.

How good is her contract? 

Your contract also wants to require an Estoppel Letter from all tenants.

My experience shows it cost way more than 5K in marketing per contract and The close ratio is less than 50% due to title issues or a seller changing their mind and/or being difficult ect.I believe it, it was just an example.
