Also, she’s never asked me to lower rent, she’s never been late, and I won’t lower rent.

I also had numerous instances of my acquisitions managers showing up late without notice or not at all as I mentioned in my previous post.

I have also seen a lot of negative posts on here lately about the real estate industry so just need some assurance this is still a good route to go.This is also one of the first properties I’ve toured so I don’t want to jump too soon but I also don’t want to miss out on a good deal.

Did they hire a new employee who is renting to friends and family or does not know how to screen or collect late rent?

For ratios in Chicago on my own units I just go off 2.5x+ and have never had to give a late fee or any issues on the north side units.

Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports.After testing a few apps, one should clearly stand out.
