As far as selling, we have used a flat fee broker for the past 5  years and what we have saved really adds up. 

The higher CF you get when you pay all cash from the start is an illusion as far as returns go.

This is a question that is asking what investors are looking for, as far as a proposal, presentation, information, etc, so that when I am ready to go, I have all the correct details and information investors are looking for.I only mention we hate our day jobs because we have plenty of ambition to see this through, not because we want an “out”.

So as long as the demand is there and the boundary is never expanded (which is very unlikely), then the supply is so low that real estate there should essentially ALWAYS be in demand.

Besides, these determinations are almost certainly state-specific, possibly even county- or municipality- specific as you pointed out.In my home state of Texas, burdens are conveyed on the date of the tax auction, as far as I know.

As far as a brokers license you don’t have to have 35 deals but you do have to show that you’ve been licensed and working full time for 3 years.
