I think they can work, and I have different partners on a number of deals, but you should definitely know who you're dealing with and be super explicit about who's responsible for what, especially what happens if things don't work out as planned.For example, what if a tenant really trashes a unit/property and it takes several months to re-do and re-rent, making you cash flow negative for the year.

It wasnt my intension for sure.

Once the previous owner contacts you try and work out a time and date for them to come get what they want.

In the end it will all work out. 

This is a tough call because I want my lease option deals to work out but I also want to get PAID!

Would it work out fine if your tenant agreed to it and vacated when requested?

As an investor one should never put all their eggs in one basket or have high expectations that a short sale will work out.

I am going out of towm for a couple of days but would live to hop on the phone next week to discuss my situation and how the numbers are going to work out. 

So the owner may go with whoever makes it easy for them but hey they are not the one putting money in your pocket or worked for the money you already have and whatever you do it is you who will have to work to make things work out well for you not the agent.
