I forgot to add that my materials cost also included insulation and insulation sheating - so it was probably 30% more than one would spend on a flip.

Need to be reminded from time to time.Paid $300 to have a kitchen and surrounding area cleaned up (fire mess) only to end up gutting the kitchen.Forgetting to get stuff ahead of time for workers.Forgetting masks going to the dump and disposing carpet and sheetrock with burnt up insulation all over it.

Go for it I would tell them, but mine doesn't have dog **** on the floor, mine is freshly painted, has a garage door opener, SOLAR SCREENS ON WINDOWS, HIGH EFFICIENCY A/C, EXTRA INSULATION IN THE ATTIC, so you will probably pay $50/month less for utilities in my place.Remember, THIS IS A BUSINESS.

Provide complete electrical plans including one line diagram with all conduit and conductor sizes with insulation types, total load with calculations, Panel schedule with arc fault, grounding, all outlets and lighting with circuitry, light fixture schedule, also show electrical panel location in the apartment.Plumbing Dept.1.

I put in new windows, insulation and numerous other things which dropped me down to around $750 per month for the whole building this last winter where we had a high temp of 20 below zero for about 2 months.

I'm telling them it's happened because it is my first reno project but why City didn't stop me when they saw I called for all these inspections (Framing, insulation, electrical, plumbing, mechanical) despite the fact these scope of work didn't mention  in my original renovation permit plan.
